Booking terms
These terms apply to stays booked and paid on this site. Together with the summary of your stay, they make up the rental contract.
Who rents you the villa
The villa Keur Bary Wah is let by Meridies, Rue du Bois d'Huberbu 92, 7100 Trivières, Belgique.

You rent the whole villa, for 10 guests at most, as described on this site: 5 bedrooms, 5 bathrooms, pool, terrace and garden.
Booking and paying
Before you pay, you see the summary of your stay: dates, number of guests, total price, amount to pay now and any balance. The booking is made when the payment is confirmed.
You book by paying a deposit of 30% of the stay price online. The balance is due at least 30 days before arrival: Kathy writes to you before then to agree on how to pay it. If arrival is less than 30 days away, the whole stay is paid online.
Payment takes place on Stripe’s secure page, by card or Bancontact. This site neither receives nor stores your card details.
Your dates are held while you pay, then booked as soon as the payment is confirmed.
You then receive a confirmation email with your stay, the amounts and the cancellation terms.
Price
The price is for the whole villa for the whole stay, in euros. A discount of 10% applies from 7 nights, and of 20% from 28 nights. The price is shown before you pay and does not change afterwards: nothing is added on the payment page.
Electricity is not included in this price. The meter is read when you arrive and when you leave, and what you used is paid on site.
Kathy will tell you the price per kilowatt-hour on request, before you book.
If you cancel
- Up to 30 days before arrival: everything you paid is refunded.
- From 29 to 7 days before arrival: 50% of the price of the stay is refunded.
- Less than 7 days before arrival, or if you do not turn up: there is no refund.
Cancelling never means paying anything more: once the 30 days have passed, if the balance has not been paid yet, the deposit is kept and nothing else is asked of you.
To cancel, write to Kathy by WhatsApp or email: the date of your message is what counts. The refund is started within 14 days, to the payment method you used.

If we have to cancel
If Kathy has to cancel your stay, everything you paid is refunded within 14 days.
The calendar of this site follows Airbnb’s. Very occasionally, the same dates may be booked on both at the same moment: Kathy then tells you at once and refunds you in full.
No right of withdrawal
The 14-day right of withdrawal that applies to distance purchases does not apply to accommodation booked for specific dates (Article 16(l) of European Directive 2011/83, found in France in Article L221-28 of the Consumer Code and in Belgium in Article VI.53 of the Code of Economic Law). The cancellation terms above apply instead.
Arrival and house rules
Check-in from 3 pm, check-out before 11 am. The villa sleeps 10 guests at most. Pets are not allowed.
The pool is not fenced: children must be supervised by an adult.
Complaints and disputes
A problem during your stay? Tell Kathy or the team on site straight away, so that it can be put right while you are there.

These terms take away none of the rights that the law of your country of residence gives to consumers.
